Building Renovation of Historic StructureOne of the things we often hear from clients or contractors is that an existing building has "all kinds of code problems that would just be too costly to fix".

We know better!

While it may be true that some structures have fundamental problems that are too costly to overcome, this is not typically the case.

Code Compliance is Our Specialty

The Ohio Building Code recognizes that older buildings can't always fully comply with the letter of the code. That's why Ohio includes Chapter 34 in their code.

Using Chapter 34 can be an option when designing renovations. It is an invaluable tool that can allow distinguishing features, such as glass transoms, panel doors, and wide, open stairways, to remain.

This code section recognizes that while old buildings may have some shortcomings, they may also have some benefits, when it comes to providing for life safety issues.

Example: A stair may be too steep, or not wide enough, but it may also have operable windows that can be opened to allow smoke, or even occupants, to escape the building.

Through proper application of Chapter 34 many benefits can be realized:

  • Project feasibility is improved
  • Costs can be reduced
  • Distinctive historic features can be retained and preserved.

Chapter 34 is Our Specialty

Chapter 34 is a complex grading system that recognizes these issues, and allows the designer to quantify them to establish code compliance.

But it's not a good tool for first timers. Because it is so complex, it is subject to interpretation and discussion with code officials.

That's why we have made the application of Chapter 34 a specialty of the firm. It works, and works well, but only when properly applied.
